Prop stream or Deal Machine?

Been thinking about investing in one of these sites, but want to hear which other wholesalers have had more success with and which offers the most benefits versus the cost. Thanks!

@Abrahm Dimmitt,

PropStream has a lot more data in it.  It's great for doing research, comps, etc.  Deal Machine is good mainly for D4D.  I think PropStream is a must have.  If you're going to do a lot of D4D, then you might want to have that, too.

When I do D4D, I use PropStream to locate a number of properties in a small geographic area.  I download those into Geo Batchcode so I can plan an efficient route to check out those properties, and of course I take note of any others of interest that I see along the way.

Having used both, I would go with propstream if you're looking for a solid data platform, and are investing significant money into other systems as part of your business and its growth model. If you're only really working your local market, and mostly driving for dollars, and want essentially a 1 stop shop that can do most things pretty well, then Deal Machine should work for you.

Brian Bagdasarian: I'm in the same boat as Abrahm Dimmitt. I'm trying to be cost effective in trying to decide whether to invest in Deal Machine and/or the Cash Buyer Data Feed by "Cam" Dunlap if I'm doing D4D. If I'm understanding correctly, Deal Machine also provides cash buyer data feeds?? Plus, with it being just myself running my own business, and after reading up on how many cash buyers other wholesalers have put in their network to buy properties, that are also sole proprietors, I'm going to assume that having a huge cash buyer list is not really efficient at this point in the game. Thus, purchasing an app/program that provides thousands of buyers might look impressive, but maybe not for me at this point, but would be something possibly to tap into if I go virtual wholesale??

@April L. Williams I went with propstream mainly because of what @Barry Pekin said; it gives you a ton of data which is great for running comps and doing research on properties. When I drive for dollars, I just take notes of the addresses in my phone and add them to my propstream lists later.

As for cash buyers, I don't think there's such thing as too many buyers on your buyers list, although you do only need one to close a deal. If you have a network of a couple consistent buyers, that's all you'll ever need. It's a relationship game more than anything, so if you're building strong relationships with them and providing a consistent product, you'll be golden. So to answer your question, I don't think buying the cash buyer data feed is necessary.

Anybody else having a problem with Deal Machine having really old or incorrect data?  I'm thinking of giving Propstream a try because of the outdated data I'm encountering with Deal Machine.

@Scott Bottomley Why is that?  The same issue?  The thing I did like about Deal Machine is the mailing campaign that you can do.  Does Propstream offer something like that?  If now, what do you think is the most effective way to use it for D4D?

You can build out a number of different post cards using their service. They have a great interface.

I know I am late to the party, but I just signed up for DealMachine to do some D4D. I did notice that DealMachine has a list builder as well. Has anybody used it? I know it most likely is not as good as Propstream but is the data sufficient enough?

If you can only have one I'd go with Propstream. But DealMachine is a better user experience for actually driving and putting properties in.

I've used both in the last two, almost three years, of wholesaling real estate. Between the two, the better service is Propstream. Now, that doesn't mean that everything you find on there is going to be spot on. It just means that of the two, the better system for data purposes is Propstream. They even integrated a D4D feature, so overall they have DealMachine beat.

Hi, Anthony, yes, I have had a lot of trouble with DM returning incorrect data - wrong owner or owner not found, wrong or no mailing address, very few sale dates, and now when I filter on lead status, it does not return all leads with that status. I have resorted to downloading ALL my leads to a spreadsheet for tracking. At least, until I can find another app. I am currently evaluating Batch Driven, and I will evaluate others in the near future.

can I find absentee owners and water cut off lists etc.. on PropStream? Also, what skip tracing service are you using to find owners number. I’ve tried tru people search when I was D4D last week, and didn’t find a valid number out of the 20 houses I found
