Is it more difficult to sell a home with a tenant inside

Has anyone done a wholesale deal with a tenant inside ? Is the process any different from a vacant home?

It is much harder, no matter how nice the tenant is. No tenant wants to do cattle call showings and they all think they are getting kicked out (and most of them are right). To best cooperate with the tenant as a wholesaler you only show in one or two hour windows once a week or twice in the first week (weekday evening and weekend day). You have to know upfront whether they want to stay and if they want to stay, you need to let the buyers know and focus on people who want to hold with a good tenant. When the tenant is a disaster, they will blow up your spot every time you show and will never let you sell it.
