Need some assistance with figuring out an offer; a gentleman who owns some residential and commercial properties wants to sell one of his cash flowing property in order to jump into a bigger deal on the commercial side. It's a SFH in a great part upstate NY, (Saratoga) and it's cash flowing at $1,900 a month, renovated 2 years ago (ARV $260K) purchased at $206k wants more than what he purchased for. Feels more like turnkey

Also open to a sub to, if he can get 60k cash upfront
