Need some assistance with figuring out an offer; a gentleman who owns some residential and commercial properties wants to sell one of his cash flowing property in order to jump into a bigger deal on the commercial side. It's a SFH in a great part upstate NY, (Saratoga) and it's cash flowing at $1,900 a month, renovated 2 years ago (ARV $260K) purchased at $206k wants more than what he purchased for. Feels more like turnkey

Also open to a sub to, if he can get 60k cash upfront

Good morning,

I currently have a wholesaling business in the Albany NY market. Every so often I get a mobile homes deal across my desk. I’ve never done an wholesale deal on mobile homes. Can anyone lead me in the right direction with these. Looking to find buyers for these also, I’ve reversed engineered list source buyers of mobile homes; 14 were brought. All were purchasing to live none wanted an investment. Hence I’m open to all suggestions

@Shayleen Minott I’ve been extremely busy all day however I haven’t forgotten about you, so from my own research these are some of the list you should look for

Probate leads,

Inherited leads

Tax delinquents leads,

Eviction List, (docket off the wall)

Pre-foreclosure

Vacant

Absentee owners

Code violations

Identify any kind of distress

Now being that thee lists have a lot of information, it’s best if you do something called “list stacking” YouTube it, however it’s basically going through the list and seeing if a person is on more than just one of those List mentioned above,

If they are, it more likely for them to be and eager motivated seller..

@Jerryll Noorden I have an LLC, my cousin's a contractor whom I do work for sometime when he's overwhelmed.

I’m working on the carrot stuff now, thank you.

@Jerryll Noorden gotcha, I want to master one thing at a time, I’m not sure what carrot is, however I’m going to look into now,

Aside of the PPC, and website, is there any other strategies that can happen in the now? I’m not a fan of waiting for something to happen, I going to make it happen

@Jerryll Noorden understandable about the website, being that I’m not tech, I actually have someone building one for me and should be done this weekend,

However I also wanted something else to do where I can reach out and get in front of people, I come from a strong sales background and that’s my bread and butter, from cold calls to sitting knee to knee and making it happen.

I know they have paid list that have “ absentee owners” however that’s not what I was looking for, more so “back taxes, probates, or work notices” are you saying those are no good and a waste of time? Or just another tool to be able to add my belt?

@Jerryll Noorden hey, I’m right on the cusp of figuring out wholesaling, I work Full-time banking hours; however I’m thinking of taking tomorrow off in our t get to counties building to get a few lists.. what would you say would be the best starting point to find good leads?
