Hahaha! I just saw this. Absolutely hilarious. My house in Oceanside has 149 reviews on Airbnb and 43 on VRBO. Overwhelmingly positive reviews. I hate to write this on a public forum, but you and your sister Janice are really disgusting human beings. You guys tried to extort me for a refund on a house you stayed at for a full week and when I didn't meet your demands you left a crappy review. No worries, the house is a gold mine.

SFRs. Well established vacation rentals. STR income should be at least 4x PITI. Credit score 800+. The LTV on my real estate portfolio is less than 50%. Personal income can easily support loans without rental income.

Who has the best rates for refinancing SFR investment properties? What is a good rate right now? Is it possible to take cash out? I have 5 or 6 I'm interested in seeing what options I have.

If they want equity give it to them with a buyout provision.

I use the listing sites, but I'm tired of getting screwed over by them.  Occasionally there's issues with guests and they, without exception, take the side of the guest.  Airbnb recently delisted one of my homes without telling me because guests had over 30 people staying (was supposed to be 12), neighbors called Airbnb and complained of being kept up all night. I tried to get compensation for damage the guests did (lots of broken items in a brand new home). They wouldn't compensate me, yet they took my listing down due to what the guests did. I state in my listing no noise outside after 9:00, I send an email stating the same, I have signs up, etc. No consequences for guests, but my listing is removed? Anyways, this is just one of the many things that has me fed up with them.

Is there a way to embed your own website on VRBO and AIRBNB? I want to get more direct bookings. 

How can anyone say "no way it will cashflow" if you don't even know any details like purchase price?

 No Issues. We have water slides in all of them. Many hundreds of rentals without an accident. We take precautions and have insurance.

We allow guests to opt to have the pool set to 90 degrees during their stay in the winter and charge them $50 a day to cover the energy expense. This is in California so the winter is pretty mild, but still the water would be very cold otherwise. We have a pool cover though which keeps the pool from losing too much of its heat overnight.

 You can't possibly be heating your pool for $50 can you? We charge anywhere from $100- $150/ day to heat our pools to 84 degrees.  That is about our cost.
