Any advice on if there is an estate or property inheritance when checking the case files at the courthouse?

You're 100% right.  You have to be aware of the owner's situation and be filled with honest empathy to their situation.  If you are a vulture, then you have no business in the area.

On the other hand, there are many times where the person inheriting the property is really inheriting a problem more than anything else, and they want/need to get rid of it ASAP.

I have a friend whose mother died and he and his siblings had a property they didn't know what to do with.  They paid taxes for years, let it fall into disrepair, and then finally snapped up an offer from someone else on the street.  The offer was terrible.  They could (and should) have sold it sooner rather than later.  They lost a lot in the process.

No, this isn't all situations, but these situations do exist.  I only wish I could have helped this guy.  He and his siblings would have walked away with a lot more money, and I would have made something in the process.  It could have been a 4-way win instead of a 3-way loss.  Even if it wasn't me, I wish someone had helped them.

Walking that fine line of being truly helpful and just a nuisance is difficult.
