What if a property doesn't have any exact comparables, but has very similar comparables.

How should I structure my comps? Could I go by square foot ?

For example, If my prospect property is 3/1/1100  for 180k and my prospect comparable is 4/2/1100 for 170k.

Could I use the comparables for the 4/2/1100.

First thing to do is find out why he thinks the tenants will be scared if you walk the property. Is there a legit reason or is the house in shambles and he doesn't want you to see? 

A technique we've used in these situations is trying to schedule all the showings to potential buyers on one day and/or saying that we're inspecting for insurance purposes.

The house is in great condition based on the pictures I received.

He said it is the middle of winter, and he has a good relationship with his tenants. 

So he doesn't want to scare them away , upset them, or have no income if it couldn't close for some reason. 

Which i completely understand, so I just wanted to find another way to do this!

I'm going to try out your suggestion and let you know how it goes !

A lot of investors will not buy a property unless they can have a walk through. What is a creative way to address this situation?

I am doing everything I possibly can, direct mail, connecting , social media , the whole nine.

I just got something to track my leads today actually
I find that a lot of successful wholesalers really don't have or want to make the time to connect with me. However, I have been trying to study successful ones on the websites. I find that I cannot get a truly motivated seller, all of them end up ghosting me because they are not interested in truly selling.

For six months I have been trying to land my first deal, I have gotten some potential deals but haven't closed.

I want to know what should my daily habits include to increase my deal probability? What does a schedule look

like for a successful wholesaler?

We need to start Educating and vetting our wholesalers.

A lot of wholesalers are not taught how to accurately analyze the ARV/Repairs of a deal.

If you find that you are continuously getting inaccurate numbers from one of your wholesalers,

you should drop some wisdom on them about the proper way to analyze the ARV/Repairs and

everything else you deem wrong. At the end of the day we are all a team, think of how much

money you could make if you vet your wholesaler on how to accurately analyze deals rather

than shutting down every wholesaler that gives you inaccurate numbers.

Think of how much time you can save by simply educating your wholesalers, so they know

what a deal actually is, how to estimate repairs ect!

So many wholesalers are ignorant to the proper way to determine repairs ect, lets just

inform them and change the game!
