As of right now my personal is at 63% to high mainly do to credit card debt which I’m paying down now.

Ok, let’s say I find a deal and it’s purchased under my business name. The next deal I want funded when they look at my debt to income ratio for my personal will the previous purchase affect it even though it’s under the business name

Right now all I have for debt id credit cards, house note and student loan.

Thank you I appreciate the advice it really helps.

I like to get started in real estate as soon as possible but trying to save up enough money is a long time. I wasn’t expecting to cash flow a lot and had a formula for putting aside the cap ex repairs and vacancies. But I see I meet need a partner in this scenario to help with the risk factors.

Hey, from my understanding if the property had 20% equity In it I would be able to get a DSCR loan without a Downpayment as of right now I don't have money to put towards it but it's a great oppurtunity, I'm not interested in wholesaling I would rather buy and hold. I didn't know about the 5yr reset thank you for that info. I was thinking that if the properties is a income producing property and I am able to buy with equity in it be easier for a bank to lend on.
