Moving an unemployed Seller

I have a seller who is motivated to sell, but is unemployed and no family to move in with. He's been living in his deceased mother's home and the home has recently been put in his name with a quit claim deed from his sister who is out of state. The only hang-up at this point is providing a solution for where he can move without having income. He realizes it's going to catch up with him in a few months when the money to pay the existing HELOC runs out and it's foreclosed on.
Does anyone have any creative options you've used to help relocate someone with no income?
