Started advertising too early.Had a few people call didnt answer

Started to try some free advertising just for fun and it worked.Some people called my phone but i didnt answer.Im a rookie just started learning.I know i missed out.

That's more common than you might think.

What stopped you from answering those calls?  Make a list.

If you didn't know what to say, then learn what to say.  Watch videos.  Practice with family/friends/associates - only in they're on board with what you're doing, of course.

If you didn't know how to calculate the deal, then learn how to do that. Learn what ARV is. Learn how to calculate repairs. Learn what investors in your area are looking for and what they're willing to pay.

If you didn't know how to get it under contract, then learn how to do that.  Get some good contracts.  Talk to local attorneys/title agents as to what you need.  Of course, again, make sure they're investor/wholesaler friendly.

Oh, and if you do nothing else, start networking at as many local REI meetups as you can find. Get to know the local investor community.

And if you're up for it, find a mentor or buy a training program.  If you're going to buy training (I did) do your homework to find out if they're good.
