Do I assign the Option Agreement or convert it into a Purchase Agreement and then assign it?
I have an Option Agreement on a property and need to know if I should just assign the Option or get with the seller and exercise my option, sign a Purchase Agreement, and assign that to my end buyer.

I'd suggest you do what is most acceptable to the seller, you could assign the option and walk away and have the new buyer deal or even force the contrcat to purchase, or get an assignable purchase agreement signed and then step out of the way, probably the best way with less impact on the parties concerned would be with the purchase agreement. But, you better make sure you have the end buyer on the hook before you do the PA. Good luck
