What does an investor want to see paper work wise when being presented with an offer from a wholesaler?

2. Should I do an inspection before presenting the contract to my buyer?

As investors, if we buy from a wholesaler we do not require a property inspection. We will walk the property or hire one ourselves. We wouldn't trust yours unless it was from a company or person we trusted.
