My first wholesale deal

I have found a deal in my college town that I as a newbie feel is a good deal. From this point what are my next steps to completing my first deal?

Please learn all you can about wholesaling and make a plan.  Getting a good "how to" understanding from posting here isn't going to get you enough.  No one is going to write a book in here.

You need to have a plan of what you're going to do WAY before you make offers on a property.

That said, a property that looks like it might be a good deal is maybe 0.01% of the whole process.  It's not a potential deal unless the seller is motivated to sell quickly and at a discount.  You won't find that out until you talk to them.  So another piece of the puzzle is learning how to talk to people.
