setting appointments

I was wondering how everyone here takes in calls. Like, do you present yourself as a professional or do you present yourself like a regular guy looking for a house for himself?

Because I have been having a hard time setting up appointments. It seems that people are reluctant to schedule, and they said they will call me back.

They also ask how I got their information, and I tell them I went to town hall, and then when I ask how many beds and baths or other house information, they tell me to go get that information from town hall and call them back.

How can you make the conversation go well the first time so you can set up appointments?

Don't even start deceiving people, if you can't be upfront and truthful I suggest that RE is not for you. There is never any good reason to hide your intentions. I have always introduced myself as a profesional type unless a property was actually for my persoanl use. A seller doesn't care what you do so long as they believe they are getting what they want or can get, all they want to do is sell!

Point out the deficiencies of the property and what you do to earn your money transforming the property into something else. Any distressed seller or Harry Homeowner is not usually interested in putting money and time in the place and do what you do, they just want to sell.

You need to establish trust right off the bat, if you approach as just a regular guy and they learn that you intend to flip, you won't gain but probably lose trust and likely the deal.

I have always been pretty good (very good infact) on the phone, there needs to be some empathy in some cases but being direct and explaining how they benefit if the key to get that appointment. I just didn't give it a second thought about getting the opportunity to meet someone......unless they don't have a problem to solve and then there is no deal there and just move on.

If you are telling them that you can pay top dollar as is andd that you make your money by improving, they should be interested.....Good luck!
