I closed my first deal and would like to keep going. What are some way to find distress properties or potential sellers? How do I find people with potential to sell in my area? Or the people to target in yellow letters, behind taxes, etc?

 Alvaro,

Congrats on closing your first deal and definitely, keep going!

After acquiring over 1,000 apartment units, I am still going and as excited as ever!

Here are some ways to find deals: (you can talk to/ mail to/ etc)

1. Wholesalers

2. Expired listings

3. Code violations

4. You can post ads on Craigslist

5. Seek out Houses for sale ads on Craigslist

6. Call on all the "We Buy Houses" signs you see - most of those are wholesalers

7. BP Marketplace

8. Talk to probate attorneys

9. Mail to probates

10. Drive for dollars
