When using direct mail to find motivated sellers, what is the the most effective source to use to find absentee owners, probate, and divorce records with homes attached?

Also finding code violations, fire damaged homes, and elderly people who have paid off homes?

San Antonio.... that's Bexar County right? I just took a look at the county public info available and it's not promising. I didn't see a way for you to download the county database for absentees, or court records for probates/divorce/code violators. However, I did see this:

"Civil case searches may be conducted for a $5 fee or public kiosks are available for on site self service record searches at no charge. A request for a record search can be made in person or by mail only if payment is sent with the mailed request."

So you're either going to have to get creative and friendly at the courthouse, or buy lists from a source like ListSource, or Melissa data. Probates are more expensive obviously, USProbate Leads charges like $4 a name.

Helping Texas Investors with their lists is one of my sidelines, but Bexar is one of the counties I can't access.
