I am a young guy, just now diving into the world of wholesaling. I understand the process of how it works any suggestion or help on what I should do first.

Cash buyers?

How to find sellers?

Title company?

I agree that marketing is paramount and that most of your time should be spent there.  However, I also think you need to have at least a few of your ducks in line.  It's up to you to figure out which ducks.

I wanted to have a different phone number so I could differentiate personal calls from RE calls, so I got a number from GoDaddy. For $10/month, you get a different number and an app on your phone for using that number. I also wanted to have a different mailing address, so I went to the UPS store to get a box with a street address (no P.O. Box, thank you). I'm also now working on a website. I want sellers (everyone, actually) to see me as a professional - and I want to use it for lead gathering as well. I also started an LLC, but I like them. This is my 5th. I'm not certain they're 100% necessary, but they definitely do have some benefits. I'm going to make sure I have a title company in my pocket so I can move quickly when I make an offer. One of the first things I want to do is to make sure the title is clear. But, while I've been doing all of this, I also got some great training and I've been at least driving for dollars looking for prospects. I'm not too concerned about a buyers list, but I've put a little bit of time into that as well. Basically, I joined BP and my local REIA, and I plan on going to some meetups. The buyers really want us (if we do it right), and there are a lot, so I'm not too worried about them.

But still, marketing is key.  Again, most of your time should be on that.
