SFR vs student rentals ?

I spoke to an advisor at roofstock and it turns out I need 20k down payment for every house I want which comes with tenants and etc. I suppose this is the same required down payment for the other companies like renttoretirement and Memphisrentals

So my question is if anyone know another cheap investment. Maybe student rentals? I read somewhere that student room rentals can cost $500 a month

So maybe I wouldn’t need a 20k downpayment for that. And can just save up 10k easily per year.

Goal : create monthly life time cash flow passive income.
