Skip Tracing (skiptracing)
Hey BP fam!
I recently went driving for dollars and found about 90 distressed properties. I'm looking for an accurate skip tracing website/software so I can begin cold calling. Anything helps! Thanks in advance.
@Lauren Patrick try whitepages to get numbers . Might have to pay the monthly fee though for better results

White pages won't get you accurate results. You can try Need To Skip (not affiliated to them at all).
Also, 90 addresses probably won't produce a deal, it's all a numbers game. Try to gather 500+

@Lauren Patrick There are many skip tracing services out there. Most of which I have tried, and most of which have disappointed me. Need to skip is so-so. I'd suggest just testing the waters out on a few reputable companies to see which works for you. Also, be sure to clean the leads up before you skip trace. Make sure you get their most current mailing address.
Make sure you work with a real skip trace that will locate the owner's current mailing address.

I too am new to real estate investment and would love some help with skip tracing. I reviewed quite a few skip tracing posts on BP, compiled the sources, and did some initial research on key factors to figure out which source might be best for new folks.
The grid might be helpful for many and any help with anything would be appreciated, such as populating the green in particular or correcting anything.
The biggest factor I'm missing is how effective these sites are, meaning what percent of the time that a phone number is provided by the site is it indeed the correct number (AKA Hit Rate). Also, a few sites I had issues with like white pages are excluded.

Also, I'm sorry that the grid can be hard to see. The best way to see it might be to double-click on the image to expand it. From there you could zoom in on the page to make it even easier.
Truepeoplesearch.com (free). Spokeo (paid). I have access to some Public Records databases like Remine and iMapp, so maybe a Realtor you know could do a search. . .
You can also use a service like RedX or Cole Realty Resource (paid) to get info.
