Even helping with marketing and lead generation. In my experience, most retail real estate agents don't have this depth of knowledge past the skills of buying and selling a house. Some do, but most don't.

Hi! I'd ask how they mitigate legal issues, how they would market the home. If they specialize in working with investors. I'd ask how they arrived at their valuation and the reasoning behind it. I'd ask how they negotiate too. Red flags would be not knowing real estate investing on top of being a broker, being lax on paperwork or not knowing how to use certain addenda.

That's happened to me before as well! I just joked with everybody about how much natural light the place had and it worked out. You gotta roll with the punches sometimes no matter how much you prepare.

If there are no recent land sales in the area, you just have to keep broadening the search by searching a larger radius, or looking for slightly older comps until you find somewhat comparable properties. I'd find a good agent that has experience in vacant land because it really is a different animal from residential and SFR's, and most brokers don't have that insight.

Really old houses like that are more advanced investments. There are a lot more random things that can eat up your rehab budget. And with cheaper houses you have slimmer margins as a buffer. 

Make sure you have a great contractor that can give you rehab estimates and really focus on rehab costs.

If you are seeking those out you can market directly to them or find a local agent to find those specific properties.

The best thing to do would be to go to local real estate meetups and meet as many people as you can. You can be very upfront that you are a noobie learning the business but are studying and willing to put in the leg work. 

All deals need three things. Money, time (hustle), or knowledge. You only need one to be able to contribute. If you come from a place of seeing how you can find more experienced people deals, they will have a hard time not working with you. Everybody wants deals, and the smart investors will help other people find them deals. 

Also, this is what I did back in the day: Call a bunch of those ads that say "We Buy Houses" and they will either be a wholesaler or an actual investor buyer. Say you're new and just wanted to see how you can help their business.

I wouldn't explicitly say you are looking for a mentor because that's kind of like asking random people if you want to get married, lol. Just focus on being of service and helping find deals and that should get things started just fine. 


I found a great investor early and I helped him analyze deals, take phone calls, and eventually meet sellers in person. This really gave me the skills early to be able to help investors now as a real estate broker and will be really great experience for your own investing.

Craigslist, and websites like Zillow, Redfin, and Trulia will probably work best for posting free rental listings!

It depends on how the county website is structured and it may be difficult to get on the county website. Most title companies should be able to provide you with custom lists for free or very little cost. Also, it is different in different areas, but brokers in my area are able to pull lists easily as well.
