No return address on marketing material

Hello.

I am just getting started and would like to know if it is a bad idea not to use a return address on yellow letter or postcards...ect.

Within the letter I would have an untraceable phone number which would send callers to voicemail which I could then screen on my own time. I was thinking the one benfit of not having a return address is to protect my family from receiving nasty letters from people not happy that I am mailing them to buy their house. Can anyone shed some light on the pros and cons of not having a return address?

Thanks for your help.

Ken,

I am happy to hear you are taking action, but there is a lot wrong with your plan beyond the return address.

To get a high response, you want to be as real and transparent as possible. All of these so called "Gurus" tell you to have a recorded message, I call it BS!

When you want to talk to someone about something as important as your families home, do you want some voicemail, or a press 1 for this, 2 for that? My guess is you want a REAL person. Potential clients can hang up on a voicemail, they are not likely to hang up on a live answering service.

I am speaking from experience, not what I read in a book or learned in a seminar. I just recently split tested this, and my results went through the roof with a live person, and a real address! I had 12 deals in the pipeline with it all live, I switched it up for a test, and I was not closing anything decent.
I pay roughly 60 bucks per month for my live answering service, that is 24/7/365. They text me and email me when a call comes in. One of my people gets back to them then with any info they wanted.

I would not use your families address, I would get a mailboxes etc, or a ups store address. This will make it look like you are bigger than you are.

Hope that helps a little to hear me rant! LOL! I just get burned out on all of the bad advice floating around out there. Good luck!!!
