I am located in Northbridge Ma probably not too far from you. Just last night I found 20 cash buyers by going to a not so local REIA meeting (50 miles from my house). @T - Advice well taken, thank you! Yes, in short I am looking for a mentor to help me cut my teeth. I can start looking at the online land records. What parameters are you using in your online property search to find the cash buyers?

Why do I want to work with a Realtor:
I would like to partner with an agent to better understand real estate investment market in my area. I need to know where the hot spots are, who the cash buyers are, the avg purchase price and house type. I would need their help to pull this data out of the MLS.

Of course it can't be a one way relationship; I could pass seller leads onto the Realtor that would not fit my wholesaling criteria. Jon to your point, your right, the main goal is to see if they would be willing to help me.

I will be meeting with a Realtor tomorrow to discuss my investing goals. I have read that Realtors are an important member of the "Dream Team". I am just starting off and need the help of a Realtor to help me find cash buyers, locate where all the investing activity is, and what is being purchased. How do I articulate my goals (wholesaling) so that the Realtor is open to helping me. Should I expect resistance? What can I bring to the table as a benefit to the Realtor if they decide to work with me?

Josh - Over the past few months I have been consuming as much information on wholesaling as possible. Reading BP, books, listening to Podcasts ect. I started building my website, completed my BP profile :wink: and have attended one REI meeting. Initially I was very sceptical that wholesaling was another get rich quick scheme. My mindset has changed from one of sceptism to trying to figure out how to have success with the wholesaling niche. The next phase for me is to build my buyers list, and to find my first deal. I am an accountant but my personality does not agree with this type of work. I would rather be out of my cage and actually help other people solve issues. So, long story short..my goal is to pursue real estate investing full-time.

Hello Fellow BP Members! I recall a thread a month ago regarding profile pics and why they are important. I have been a member of BP since July and until just a few minutes ago, have never completed my profile. I just want to say hello to the BP community without hiding behind an avatare. Hopefully the completion of my profile is a good indication that I am taking the BP forum seriously. I consider this update as one form of taking action.
