Offer pad are they becoming competition for local wholesalers

I just jumped on their website.. and see they are in Vegas.. and many other larger markets..

I also see of course they are licensed real estate brokerages.. which should give most unlicensed wholesalers a clue 

but anyway.. are they affecting your deal flow. ??

or do they only deal in thin margin higher quality properties.. IE maybe even just buying their own listings.

or do you think it could be some bait and switch sellers think they are going to get top dollar only to have them 

get hammered at inspection time. ???
