@Sydni Davis - I love Biggerpockets and you can search post all day about subject to investing but...YouTube has Biggerpockets beat in my opinion on the basic workings of a sub to deal.  In the end you need a mentor, someone that does these types of deals regularly to walk you through a few.  It's a fairly niche style of investing, as I'm sure you know, that has huge up side but some more risk as well.  This is quickly becoming my favorite style so good luck to you!
