Estimate rehabs in the dmv

Does anyone have any ball park numbers on how to estimate rehabs in dc... I am a newbie wholesaler but I can’t seem to find a price per sq fr for dc since it is a high end market.

Most builders in the DC area are building between $150-$220/sq ft.  Obviously thats a large margin, but depends on if they are building at cost in house or if they are GCing it out!
