Purchase agreement and Assignment of contract in California

Hello BP (California)

I am in California and new to REI. Where would one obtain the correct purchase and sale contracts (for a wholesale deal) and also the assignment contract. Are these different from what you would use for traditional retail sales? Is there a short version for use in wholesale deals? I was looking at CAR and it looks like you need a login and license to signup before you can access the contracts.
