Malcolm, 

I do investing out here in Las Vegas and our business is 100% referral based. If you are a buyer, best way to get to properties in this town is to have a bird dog army. We have people in the communities bringing us deals on a daily basis because we are the preferred investor. Zillow, craigslist, redfin and all the other websites all have over priced properties. You can take your chances and play the numbers game but why not put other people to work for you and compensate them when they bring you deal? We have learned how to work smarter and not harder.
