Best way is through referrals. Talk with other flippers and see who they're using

@David Burgraff I did both. As I was looking for residential real estate, I was also building relationships with people as I came across them. Who's to say that you can only focus on doing one or the other first. So as your contacting agents about their properties, throw in there that you would like for them to be your preferred agents and bring you deals ( as long as you feel comfortable with that person). But for me it's not one or the other. As I am looking for opportunities in real estate, I am building relationships along the way

Forums are a great way to learn but you also have to take action about what you are learning or else you will always have questions. In my experience, it's best to have a mentor or someone that can "hold your hand" so that you can get over the fear of what may or may not happen. Couple experience with continuous learning and relationship building and you will become a monster.

Businesses do this all the time. You can form an LLC in one city and do business under that LLC in another city. Always best to consult a tax attorney about benefits or drawbacks of doing so. However, my LLC is in Texas and I own properties in Oklahoma, Louisiana, New Mexico and of course Texas. Hope that helps

Contact a title company that's familiar with wholesaling and get referrals from them. But generally, any real estate attorney should be familiar with wholesaling.

@Chris Jones the method you are trying to do is called "daisy chaining" which in most cases are not good deals. If they were good deals, there wouldn't be a reason for the wholesaler to bring you on just to cut their profit short. My advice is to stay away from these types of deals if you can. You will find out very quick that it is less stressful to get your own deal and make your own money rather than joining with another person. For example, I had to fight with another wholesaler tooth and nail about price just to make $3k. But I worked a deal directly with a homeowner, no stress, very smooth and make $15k.

@Geoffrey Robinson One of the main ingredients to wholesaling is that the person that is actually going to close, put in the work and resell, should be the one making most of the profit. When I started off wholesaling, if I made $10k then my buyer better making $30-$40k. So if you are putting a spread of $100k, your buyer better be making substantially more so that the deal makes sense
