absentee owner list
Im having trouble deciding between usleads.com and listsource. From my understanding usleads offer a better quality of leads but 1.45 and 500 names it certainly is expensive but worth it if it produces results. what are the pros out ther using for there list source. is anyone having success worth mentioning with usleads.com

In my opinion comparing USleadList and Listsource is like comparing apples and oranges. They both have their place and they both are very good list providers.
Listsource, a corelogic company, who is affiliated with first American title, is the nation’s largest property data provider. using their filters you can filter for absentees, a variety of value models, length of ownership, etc.
USLeadList sells Inherited leads. Naturally an inherited lead is probably an absentee however the key component is the type of recent transfer and the likelihood of the sellers motivation to sell.
That motivation is what youre paying for with USLeadList and worth every cent...
The only problem I see with USLeadList, and it isnt their problem, is that not enough properties are hitting the list and with that said thats a good thing for a lot of people still living.
You are most likely going to need both services.
When you pull your absentee list you may want to filter using the following.
Owned for a minimum of 15 years
40-100 percent of equity
minimum equity of 30k
single family
3-5 bedrooms
maximum value of your areas median.
no trust, LLC or corp owned.
Once you get your results divide them into three groups based on mailing address.
Out of state
in state out of city
in city
