what techniques are being used to wholesale reo's other than using flash cash??

I recently read an article stating that banks holding reo's are forcing investors to hold the property for 90 days before flipping. Now does this apply when an investor is flipping a property to an end buyer by means of double closing? Any restrictions with fannie mae and freddie mac reos when doing double closings

listsource seems the way to go,gettign the info then having to "sanitize the list" seems like alot of work. now once you have accumulated every absentee owner in yor area of investing do you countine to send follow letters every few months. how do you work that Michael

Bill P suggested becoming a member of my countie board of realtors, so aftera little research i can become an affliate which would cost me 175 quarterly for membership. according to website this would allow me access to trend mls which im assuming is nthe mls sysyem used in my county. not really sure though. if anyone has the time tell me what you think..[url]www.nccbor.com pull membership tab than link to trend mls... look forward to hearing some feedback

join the Board of Realtors and get your own MLS access, How is this done exactly without being licensed.. As for the other idea I have yet to marry so I suppose this could be an option as well. Lol. thanks fore the advice

not very interested getting license.. should have mentioned that. any other ideas other than becoming an assistant to a realtor as well

I am about to take the plunge into real estate investing after standing on the sidelines for so many years. One avenue Im interested in is bank reos. The problem is I dont have any friends that are realtors so what kinda of proposition can I make to a realtor in ordere for him or her to allow me to access their mls. I would like to use the mls not only to look at new reos on market but to pull comps and develop buyers list continuosly by searching cash buyer and so forth

Hi Bill. yes i did mean usleadslist.com.. now you mentioned USLEADS as a source for probate which is an area Im interested in as well but I thought that one literally must go to county courthouse for that info. Does USLEADS only cover certain areas in the nation??

Im having trouble deciding between usleads.com and listsource. From my understanding usleads offer a better quality of leads but 1.45 and 500 names it certainly is expensive but worth it if it produces results. what are the pros out ther using for there list source. is anyone having success worth mentioning with usleads.com
