How to cancel contract

How do you cancel a wholesale purchase agreement contract in Maryland? Is there a particular way to cancel the contract without being sued? I am coming up on the end of my inspection period, and may need to cancel my contract if I cannot find a buyer by the end of the week.

@Angel Jordan Consider treating your seller with respect and honesty and explain that you entered into a contract on their property with no intent or ability to perform and now need to back out of your agreement. If you get sued that’s on you my friend. Integrity goes a long way in this business. Good luck.
