Ask yourself what value you can bring to the marketplace. Investors are looking for good opportunities and deals will always be in high demand. Be the agent that finds the opportunities and you will have investors lining up at your door.

As @Nate Monson mentioned, contacting owners of off market multi family properties and pairing them with a ready and able buyer could be a good way to start. The forums here are full of ideas to find off market properties, as well as a great place to learn and dissect what investors are looking for in a deal.

@Pedro Tavares Yes it’s known as Net Metering Aggregation and allows multiple meters to feed off of one PV system’s output. The Net Metering department at SDG&E would be able to provide specifics in regards to the Interconnection process. Hope this helps

@Brett Burky I can only speak to California as probate case info is county specific. Here most counties maintain an online records database that allows people to search for and view preliminary case information. 

@Cheryl Bennett Depending on what type of trust you're dealing with you can find the information at the county recorder or appraiser. Glad I could help.

@Cheryl Bennett It’s possible the estate is currently in or has gone through probate. I would start by looking up the name of estate in your county’s probate case records. The case record contains the name and contact info of the personal representative or administer of the estate. Some counties maintain full case information online- others you will need to physically visit the court house to access the file.

@Angel Jordan Consider treating your seller with respect and honesty and explain that you entered into a contract on their property with no intent or ability to perform and now need to back out of your agreement. If you get sued that’s on you my friend. Integrity goes a long way in this business. Good luck.

@Louis Van Der Westhuizen Standard contingency periods vary depending on location and are negotiable with the seller. The shorter your due diligence or contingency period the more attractive your offer will be to the seller.

Do you have the ability to close on the property you intend to wholesale?  Putting a home under contract without the ability or intent to close, especially for those people about to lose their home to foreclosure, has very serious ramifications, legally and ethically.

Many states have strict laws meant to protect homeowners in the foreclosure process and the consequences for not following these laws to the letter are steep.

Working with sellers in pre foreclosure is a serious business. My recommendation is to find an investor or professional in your area that you can partner with until you're knowledgeable enough in this area to branch out on your own.

Big red flag. If the principal truly has a contract and equitable interest in the property there shouldn't be an issue on their end sharing the address, comps, photos, property analysis, etc. 

EMD without the property address? Plenty of deals and reputable people out there to do business with. My opinion, run the other way.

@Michael Hyche Probate petitions are filed at the county level. Search your local county website as it will include instructions for how to file or view petitions in your area. Most include the case summary online, although you will probably need to trek down to the courthouse to access the full case e.g, PR contact, address, etc.
