I keep getting investors calling me. they keep telling me to have a buyer lined up before i try to wholesale their property. But if i get into that habit the seller could just sell to my buyer because im not protected. How do I prevent my sellers from wanting me to have a buyer lined up before I put it under contract.

Tyler, there's no guarantee but you can reduce the chances of a wholesaler "poaching" your buyers by establishing strong relationships with wholesalers that good reputations and have significant property portfolios. These are going to be the people that are the most professional and serious about their business. They're less likely to burn relationships. Secondly, you need to demonstrate that you can bring a consistent stream of buyers for their deals. The bottom line is you need to make yourself too valuable to them to burn you.
