Finding hot deals while building buyers list

There has been tons of forum discussions about finding hot deals for buyers list vs building one. My question is has anyone one used both methods at once? Also what are the benefits and experience of this method? I'm asking because the way my market is I am thinking of doing both methods at the same time.

Do both at once.

By building a buyers list you will get to know who is who in your market. You will also know what they are looking for, what they have been buying etc...

Finding and negotiating deals is #1 tho.

You have to do both continuously at some point. Then things should fall into place nicely.
