I use this technique my self. Also i ask my go to realtor for all handyman specials that have sold and do a reverse on those. Almost any method you use to find sellers can be reversed to find buyers.

Hi Mike, that dollar deal is a teaser course. Money would be better spent by reading this forum and contacting your local REIA. REIA meetings have libraries with courses and also people who are active investors.

Thanks fellas, this all makes a lot of sense. I was thinking by doing both I would create a winning position in wholesaling for myself. Aaron, that's a very strong visual lol. I would love investors to flock like roaches. Kevin happy mediums are great especially when they make money. I came across this question by taking bumps in the field and thought this what successful people might be doing.

There has been tons of forum discussions about finding hot deals for buyers list vs building one. My question is has anyone one used both methods at once? Also what are the benefits and experience of this method? I'm asking because the way my market is I am thinking of doing both methods at the same time.

Seems to me Eric was trying to make things right. His new course is 300.00 bucks which he offered for free plus refund of Scottie's money. I have the more expensive course and Eric responds fast with his students or explains the hold up. I have received an email promptly from him when a piece of audio was messed up saying that he will fix it. Also he is suppose to be reviewing his sites to fix them. How ever I feel if anybody does not keep their word on courses then this forum should BBQ em.

I'm from Lancaster ,Oh about 30 mins from Columbus. I usually get discount properties for Lancaster, Fairfield County, and the east side of Columbus. I am looking to network with other investors as well.

Basically the reason i am asking what materials are being used is to help me out with my property cheat sheet for my wholesale deals. More specific reason is when I am figuring cost of repairs when house needs etc. on my check off sheet. You can say house needs carpet but what kind is the real question? I had a list when doing some rehabs and was mentored by some rehabbers ,however that was along time ago. I am seeking to find out about what is in now. Also it's because I am getting more rehabbers on my buyers list and don't want to piss you guys off. It would suck to estimate costs on material that no one uses anymore.
