My first contract in Memphis

Just got my first property under contract and I have a issue. Owner has attachment that didn’t have permit what do I do. Repairs were 10k before. ARV of 92 asking 60k

@Kourtne Stancil Well if it’s a flipper they’ll probably need to get that permitted. 60 plus ten is 70k which is 76 percent of ARV which is really tight. Likely your Repair numbers are off. Most rehabs in Memphis are 15-25k.
