Wholesaling questions and concerns

Hi everyone,

I am meeting with an attorney in a few days to view the assignment contract I found. I have a few questions for you guys before I talk to my attorney so that way I can feel more informed...

I have my marketing planned out and ready to execute. I have some good leads from driving around. I have buyers. My partner has significant flipping experience (So he can determine the cost of rehab).

What else do I need?

Do I need proof of funds to assign a contract?

Do I need any capital to assign a contract?

P.S. I don't have a solid mentor!! (feel free to help me fix that lol!)

Generally speaking, you don't need proof of funds to assign a contract.  I have rarely had that happen.

Nor do you need any capital to assign it.

Also, if your partner has significant flipping experience maybe he can guide you in the process.  Unless his talent is solely in determining rehab costs.  Good luck!
