Thanks for replying! I figured it all out. I closed my first deal just a couple of weeks ago and working on new leads now! I learned so much just by doing. Are you doing deals in the reno sparks area?

If you're following the direct to owner/seller model, focus on listening to them and providing value. Maybe they do actually need to get work done. Refer them to a contractor and get a referral fee. Maybe they should list with an agent. Feed them to an agent and have them either pay you a marketing fee, get you MLS access or have them help you in some way to help you grow your business.

Maybe they should just keep things as a rental and they really just need a good property manager. Find one and introduce. 

Focus on solving problems and creating value for sellers. After you've done this you can find ways to capture some of the value in the form of economics for yourself as well.

Hi everyone, 

I am meeting with an attorney in a few days to view the assignment contract I found. I have a few questions for you guys before I talk to my attorney so that way I can feel more informed...

I have my marketing planned out and ready to execute. I have some good leads from driving around. I have buyers. My partner has significant flipping experience (So he can determine the cost of rehab).

What else do I need?

Do I need proof of funds to assign a contract?

Do I need any capital to assign a contract?

P.S. I don't have a solid mentor!! (feel free to help me fix that lol!)

Hello everybody,

I live in Reno, Nevada. I am 20 years old and still in college. I have a partner and an LLC ready to start wholesaling. The one issue I have run into is finding a contract assignment. I have called several attorney offices asking for pricing and consultation. It is roughly 300 dollars to meet with anyone for a consultation.

Does anyone have a suggestion on how I should go about getting a contract assignment? (Or an assignment contract however you say it).

I am willing to pay for it however I don't want to waste $300 on consultation if the attorney won't help me out!

Plz give me feedback!
