Real Estate Agent Agreed to help me find properties...now what???

I recently contacted a real estate agent and asked if she works with investors. She said "yes I can help you, let me know what you're looking for" 

But how do I let her know that I'm assigning contracts?  Any script I should use to let her know exactly what I want her to do?

@Juan Santiago No, I have never heard of a wholesaler going through an agent to find deals. The idea of wholesaling is to find properties that other people don't have access to. If you are looking on the MLS, you are at a huge disadvantage because I can pay more than you and I can close the deal. Using an agent completely nullifies your deal making and I don't know any agent that will dedicate much time to helping you send low ball offers to sellers so you can assign them for a profit when they can put in higher bids for the same properties and make more commission.
