@John Thedford and @Jason D..  I'm making offers on specific types of properties at a lower price and assigning to investors at the discounted price I get it for.  I'm not getting them at the retail price that they have listed. that would be pointless. I have Proof of funds to get the ball rolling. But the goal is to assign the properties to investors.  Have you guys never heard of using a real estate agent to make offers and then assign the properties properties? This forum and blog posts from this site are full of information about that. I also have 9 books on the topic. Some agents dont care if YOU'RE the actual buyer as long as they get their commission. And since I will be making offers on many properties, there's a chance they will get many commissions. 

What i need is a script that will help me in informing her on how I want to make it happen.  How do i tell her what it is that I'm wanting to do?

What list provider did you use to purchase the list?

I recently contacted a real estate agent and asked if she works with investors. She said "yes I can help you, let me know what you're looking for" 

But how do I let her know that I'm assigning contracts?  Any script I should use to let her know exactly what I want her to do?

Any recommendations on the best software to use to find the ARV of a house? I tried using zillow, trulia, realtor.com and REI pro. None of them have updated info. And to be able to wholesale properly I need the correct ARV.

I'm want to get a house under contract, bu I can't figure out the ARV. This will be my first deal which I'm going to wholesale.

Can someone please help me with the ARV if I tell you the address of the property?

I'm new to wholesaling and am trying to gain all the knowledge I can. Does anyone know of any title companies that do wholesale deals in Indiana?
More specifically, Elkhart, South Bend, Goshen, Mishawaka, Osceloa

I know that some title companies may not be familiar with the process of assigning contracts or Double Closings. I just want to make sure I have all my ducks in a row.  I appreciate your help.

@Eugene Naroditskiy . Yes after reading all of it, that's exactly what he did. He optioned the properties and then assigned them without actually filling out a purchase contract with the seller. He was paying the buyers to sign the contract with the seller.

HEre's what it said in the document also...

"According to letters sent to a participant in some of the deals, Radabaugh is under investigation by the Indiana Attorney General‟s Office for practicing real estate without a license, though the office can neither confirm nor deny the investigation is taking place. "

"Indiana law only allows people to arrange sales of real estate if they are in the chain of ownership; the recorded documents do not show Radabaugh ever had any interest in the properties in question."
