cost of putting a property on contract

Is there a cost to from me (the wholesaler) to put a property under contract?
If there isn't any, how is that so?

Experience, persistence and knowledge can often be substituted for capital ($) in real estate transactions. However, the less money you have to work with the more of the above three items you need!

The thing to remember about nothing down deals is that no money out of your pocket does not neccessarily mean no money into the sellers pocket. However dealing with little capital and poor credit means that you have a much smaller arena to deal in. I have seen others use and I have used creativity and hard work to substitute for cash and credit. Learn all you can.
