How to get out of state homeowners under contract
Good afternoon ladies and gentlemen, quick question has anyone had or has experience with getting an out if state homeowner under contract?. What are some key factors to execute to make sure that everything runs smoothly
Make sure you have the money to close if you cannot successfully unlicensed broker the deal.

Everything I’ve done (from the buyers view) I’ve done with dotloop which allows you to do it remotely. I’m guessing something like that is the best way to go
I had the sellers out of state under contract using emails.
I emailed the purchase agreement to the sellers out of state. After negotiations over the emails, I emailed them the revised final purchase agreement. The sellers signed it and emailed it back to me. Then I emailed the contract to title company to open new escrow and close the deal.

Two options: lie to seller and walk if they cannot successfully unlicensed broker the deal or have the cash to close.
I have dotloop, it is a very useful tool. So when the title company receives the contracts and is clear to close, is when both parties will meet at the title company to finalize the paperwork and the close the deal?
Title company can arrange mobile notary service for the seller to sign the closing packet out of state in the seller’s local area.
That being said, the seller do not need to fly to “your state” to sign the paperwork. And you two don’t even need to meet to close the deal.
If you focus on the sellers needs and come to agreement on terms, inspection, and price, get it under contract via snail-mail, email, docusign then have an escrow company or attorney assist with the rest.
