Thanks @Michael Borger   One question I have about wholesaling in a market with a lot of high end properties is will I have trouble finding cash buyers when the purchase price is getting close to or into 7 figures?  Or will a good deal produce buyers no matter the price?

I am moving to Maui in a couple of weeks and am eager to finally get involved in rei (after spending the last 2 years in the books).  Hawaii seems like a unique market so I’m curious what types of investing are people having success with?  

Also, what’s the best way for someone like me to start?  I’ve been working as a volunteer for the past 7 years (doing mainly construction and landscaping) so acquiring any conventional funding is not going to be possible.  

I’m interested in the idea of flipping or renting  properties where I can get seller financing.   Is this a reasonable plan on Maui or am I being naive?

I'm planning on wholesaling around Santa Rosa and am hoping to find someone who can explain to me in detail what processes/contracts they use, from the P&S to receiving the final check. I have no experience in real estate so I'm a little uneasy about all the legalities. What contracts do you use, and what is essential to have on those contracts? Once you have the contracts signed you "drop everything off at the title company". What does this mean, what happens from here?

Hi Carolyn.  I live at a rural retreat center (Buddhist).   All food and lodging is provided as well as a small stipend for other needs.  I've wondered about the grants, haven't looked into it yet though.

I've lived and worked full time as a volunteer for the past five years. Pretty soon I'm planning on leaving my current position and am planning to pursue investing in real estate. I have practically no income history, been here from age 20-25, living where I work. When it comes to getting financing, are there any perks to having been a volunteer for a considerable and steady amount of time or am I screwed?

Here's maybe your weirdest response. I live and work at a Buddhist retreat center in rural Northern California. I mainly work in a foundry making bronze castings of both original and replica art, which I then golf plate via electro plating.

Hey guys I'm an aspiring wholesaler in northern California near Santa Rosa. At this point I'm just trying to become as educated as possible before I get started making offers. I've begun to analyze deals for practice and yesterday I found what looks like an incredible deal (maybe I'm just being ignorant though). Basically the house is listed for what looks like nearly a third of the price of the ARV of some comps in the area. It's a fixer upper with a lot of potential in a hot vacation destination. Should I just let this slide and wait until I'm ready to make offers or should I reach out to other wholesalers in an effort to work alongside them for experience? Has anyone been in this situation before? Any options I'm not considering? Any advice helps!
