If you are a wholesaler in Massachusetts. What kind of purchase and sale agreement do you use for your transactions? 

If you use the standard Purchase and Sale agreement from Mass Association of Realtors. Do you keep all that unnecessary things in there like the acceptance of deed?

I'm going to have to do that. However I don't know how MA works compared to other states.

My business partner and I are new to wholesaling in MA and we're looking to know how to find homes that tax delinquent and/or defaulting on their home loans. What is the best criteria for finding houses in MA to wholesale? Anybody that has wholesaled homes in MA have any pointers or tips on finding leads and motivated sellers?

Find potential wholesale deals. Create a marketing list of people. Mostly tax delinquent.
