Trying to collect addresses accurately while D4D.

I've been driving for dollars in Marion county Indianapolis, looking for distressed homes for wholesalers. There is a problem I'm having, I get way to many pieces of mail back saying that the address isn't valid, it cannot be sent as addressed, etc...and that is after I check all the addresses with Google maps and the marion county property cards. I need a suggestion to be sure this seemingly obvious task is completed with more efficiency. Mucho gracias!
