Question about inherited property

Any tips on this one? Home owner in Oregon died, put sister in Alabama in charge of estate, rental home in California was in trust. Sister instructs lawyer to put rental home in her nephew's name. She has no idea why but rental home winds up in her name. I call about it. Sister contacts nephew, he won't help. Sister contacts lawyer he's MIA. Sister is listed as owner but has NO paperwork at all. Meanwhile rent is deposited into an account into original owner's name which sister has no access to. Mortgage is paid from that account. Tenant is self managing. Can sister just sell this house?
