I am speaking to a friend about going into a real estate investing partnership in Baltimore. We want to focus on buy and hold properties and utilize the BRRR method if possible. I am a real estate agent with area knowledge but little capital and he is a small business owner with some capital but little knowledge. We would still need to rely on bank or private loans to fund our purchases/rehabs. Both of us are willing to be involved in the rehab process, but I would handle the property management and he would be the main source of capital.

Does it make sense for us to partner for this type of investment? If so, what would this type of partnership look like especially if it were to be a 50/50 split.

Thanks for the replies. Sounds like I might need to talk to my broker or a real estate attorney to talk about my options. I think it would be beneficial for the seller to have options on whether to sell it off the market or sell through the MLS but I can see how there could potentially be a conflict of interest there.

Hello,

I am a Real Estate Agent in Baltimore, MD that has been in the business for a little over a year. I am looking to get into real estate investing and sometimes come across properties that might have potential to be good wholesaling deals. Are there any issues as a Realtor when directing a potential seller to a wholesale deal rather than listing a property through the MLS?
