Ahaha funny, i got my second contact today, this lady from GA called me with the sweetest accent and asked me to make her an offer on the spot after 20 second of talking, making fun of me because i sent an handwritten letter, she said "don`t you have a computer son?" LMAO yeah, just a really cool font.

Anyway she asked me to make an offer on the spot and she assumed that i mailed just her and i already saw the place, she said outside is just a beautiful as inside, the house is worth probably around 550K and i made her a blind offer of 400K, SHE SAID SHE WON`T TAKE LESS THAT 625K, lol!

I guess this is a no go! Keep grinding...

Well, looks like i got my first contact after that mailing, it is a 3 bedroom 2 bathrooms over 1400 sqft with a lot of over 18000 sqft, it is worth between 580K and 600K after repairs, it could be worth more because there is the possibility of dividing the lot in 2 and build another property, i`ll probably go see it Saturday or Sunday, it is an off market property so nobody knows about it and the owner wants to go FSBO, perfect spot, there are tenants but they are very nice apparently and aware of the sale!

Any suggestions from you guys??

I understand @Chris Stephens, i meant to say i hope for a 3-5% response rate after multiple touches!

@Dan H., i am networking pretty much daily online and offline, i already built up my buyer list divided by the area, price point and type of property, i will be using transactional funds for closing if i really have too and it should not impact my RE license because i created an LLC and all the transaction will be conducted under the LLC and not my name anyway!

For the transaparency of my dealings, i have absolutely no problem disclosing to the seller my intent, as you obviously know the San Diego market is extremely competitive, so by the time i put it under contract i`m planning already to have 2 or 3 buyer interested to it, i did several tests already! Thank you so much for raising all these issues, once i build up a decent money reserve my plan id to do rehabs on my own so wholesaling is a mean to an end anyway, ate least for me!

By the way are you interested in selling the property you were talking about, the one that fits my criteria? Ahahaha joking of course but again thank you so much for sparking a good conversation!!

Hello BP Community,

I wanted to formally introduce myself, my name is Tiziano and i`m an aspirant investor in San Diego, CA, full disclosure i`m also a Realtor, i`m starting a wholesale business to propel me towards a broader investment career.

Today i sent my first batch of mailings as i`m prospecting for a SFH 3 bed 2 baths between 1100 sqft and 1600 sqft, i pulled a list of 500 absentee owners that bought their property before 1997, i`m marketing to them with a classic yellow letter with A2 Ivory invitation envelope, i hope to get around 5% response, i will also follow up with a postcard, a white letter and a zip letter once a month before i drop the list and move to the next one!

I`m also sent letters to 5 divorcee and 2 to foreclosure, i will do this every friday adding new leads to my mailings, i`m also planning to follow up once a month with them with a more aggressive approach for the foreclosures once the date of sale is announced and approaching! I will also start driving for dollars in the next couple of weeks since i did not have my car recently.

I was hoping you guys could chime in with some suggestions or critiques, i would love to hear from everyone and hope we can have a nice discussion and also sharing anecdotes or stories!!

Hello guys, my name is Tiziano, i`m a beginner investor in San Diego, i was wondering if anyone could help me with some contracts specific to the State of California, such as a purchase agreement between me and the sellers, a assignment contract and a purchase agreement between me and an end buyer in case i have to double close!

Unfortunately i`m having hard time finding these contracts online, specifically for the State of California, i`m also a Realtor and i have access to all the Zipform docs but i`m looking for something that maybe worked for you guys in the past!!

Hello fellow wholesaler i was wondering if anyone knows any Title Company in San Diego that has no problem on doing a double closing!

I had trusted agent but he moved in Az, i`m all about trust and loyalty so i would like to know if you folks trust anyone and work with them consistently!
