HMM:Helping out Wholesalers

Hi Everyone on bigger pockets. First off I want to thank anyone and everone who tunes in on my discussion. That being said let me get started.

This Morning I went on the local craigslist in my city to look for deals on homes. I seen one that stood out so I contacted the whole seller that has it listed. He told me the details and I let him know that I have cash buyers. My question is how would I get paid if I helped the wholesaler get the property sold to a cash buyer. What steps would I have to take to make sure I do get paid and the wholesaler doesent run of with the portion we agreed upon. Thanks again in advance.
