Hoarder Home Situation

Let me preface that I have bought a home from hoarder before and we are very sensitive to their difficulty.  I am seeking advice from anyone who has worked on a deal with a hoarder who says they want to sell and need peace by getting out from under their home but when it is time to sign they come up with more excuses. We have offered a great amount to someone and we are willing to help them relocate any or all of their belongings. They actually no longer live in the house and actually live next to the house in portable trailer. Thoughts? Advice?

I've bought several hoarder homes too, and almost always they've had city zoning people on their backs. Have you looked up to see if the house has had any citations? The closer to the deadline the more motivated they will get.  I've also paid for 6 months of a storage unit.  They put the unit in their name, but I prepay for the first 6 months.   Then I put my box truck in the driveway, let them load it up, and move the truck to the storage unit and let them unload as many times as necessary until all the "collectibles" are safely stored. Are you concerned about them being next door though?  Are you planning to flip or rent this one?  I'm just wondering if you are going to have a white elephant next door that will impede a sale.  It's hard to sell a house with a junky neighbor next door.
